We Can Issue Gold Coast Rental Property Owners With A Water Efficiency Certificate

 

Water Efficiency Certificate testing and certification is a must for any landlord or real estate property manager so that you can charge your tenant for the full cost of all water consumed.

That is why Whywait Plumbing have been issuing rental property owners with a Water Efficiency Certificate for the last ten years. We were one of the few Gold Coast Plumbers who was accredited as a Water Efficiency Assessor by the Queensland Water Commission in 2007.

What Are The Minimum Requirements For Charging Tenants For Water?

water efficiency certificateLandlords and rental property owners can only charge tenants for water consumed providing:

  • the rental property has an individual water meter
  • the rental property has been certified as water efficient and had a Water Efficiency Certificate issued
  • the signed tenancy agreement specifically states that the tenant must pay for all water consumed

What Gold Coast Water Charges A Tenant Can Be Billed For?

When you receive your properties quarterly Gold Coat Water bill there are a number of charges on the bill which are:

  • Sewerage Service – Fixed Access Charge: tenants cannot be charged this cost as its an access fee to connect to the sewer system
  • Water Service – Fixed Access Charge: tenants cannot be charged this cost as its an access fee to connect to the water distribution system
  • Water Consumption: this will indicate how many kilolitres have been consumed at $1.09 per kilolitre and the tenant is responsible for paying this charge
  • State Bulk Water Price: this will show how many kilolitres have been consumed at $2.74 per kilolitre and the tenant is responsible for paying this charge

What Fixtures Does A Water Efficiency Certificate Cover?

For Whywait Plumbing to issue your rental property with a water efficiency certificate to certify the property is water efficient the water efficiency certificate - Showerfollowing fixtures are required to be:

  • the rental property has an individual water meter
  • all internal cold water taps including mixer taps must be WELS compliant with a maximum flow rate of 9 litres per minute
  • all shower heads to be WELS compliant with a maximum flow rate of 9 litres per minute
  • all toilets are dual flush with a maximum full flush of 6.5 litres and a maximum half flush of 3.5 litres
  • the bath tap does not need to meet these requirements nor do outside hose taps, washing machine taps or dishwasher taps
